Minor Bathroom and Kitchen Updates in Cambridge
Most Cambridge bathrooms and kitchens do not need a renovation. They need the four or five things that have worn out replaced, in a day, by someone who knows where the line to a licensed trade is.
A tired bathroom in a Preston bungalow or a Hespeler townhouse is usually tired in the same handful of places: the vanity is swollen at the bottom, the faucet drips, the toilet runs, the fan rattles and does nothing, the caulking is black and the towel bar is loose. A kitchen is the same story with different parts. None of that calls for a renovation contractor. It calls for a day of careful replacement work with the right tools and a clear understanding of what a handyman can and cannot connect.
What is in scope
- Vanity and sink replacement. Out with the old vanity, in with a new one of a similar footprint, connected to the existing supply and drain with new shut-offs and a new trap. Levelled, scribed to the wall, caulked.
- Faucets. Bathroom, kitchen, laundry and tub faucets replaced like for like or with a new style that fits the existing holes. Shut-offs replaced where they have seized, which in older Cambridge houses is often.
- Toilets. Replaced with a new wax seal, new supply line and a checked flange. A toilet that rocks on a broken flange gets flagged, because a flange repair on an old cast-iron stack is a plumber's job.
- Showerheads, tub spouts and trim. Replaced where the valve behind the wall stays. Replacing the valve itself means opening the wall and is licensed plumbing.
- Bath fans. A new fan in the same location using the existing wiring connection and duct, with the duct checked to make sure it actually leaves the house. A new circuit, a new switch, or a fan where there was none is electrician work.
- Cabinet hardware and hinges. Handles, soft-close hinges, drawer slides, a door that has dropped, a lazy susan that has collapsed, a kick plate that has come off.
- Caulking and grout. Tub and shower caulking cut out and redone with the right product, cracked grout repaired, a few loose tiles reset, a backsplash section repaired.
- Accessories and accessibility. Grab bars into blocking or proper anchors, a hand-held shower on a slide bar, a raised toilet seat, mirrors, medicine cabinets, lighting brackets mounted for an electrician to connect.
Where the line is, and why it is drawn there
Plumbing that stays in front of the wall and connects to existing shut-offs is handyman work. The moment a job means opening the wall to replace a valve, moving a drain, working on the stack, or anything on the water heater, it is a licensed plumber's job. Electrical is stricter. Ontario requires wiring for hire to be done by a licensed electrical contractor, and that includes connecting a new light, adding a GFCI receptacle or wiring a fan switch. A handyman will mount and prepare; the connection is made by a contractor working with the Electrical Safety Authority. A gas range hookup is a TSSA-licensed gas fitter. This is not caution for its own sake. It is the difference between a job that is insured and one that is not.
Older Cambridge bathrooms
In Galt century homes the bathroom was often fitted into a former bedroom or a hallway end, and the supply lines can be galvanized and the shut-offs original. A faucet swap in that house starts with checking whether the shut-offs will close, and if they will not, the main gets shut and new quarter-turn valves go in first. Post-war Preston and Hespeler bathrooms have thin plaster or early drywall behind tile, and a vanity that has been leaking slowly for years may have taken the floor with it. If the subfloor is soft when the vanity comes out, the job stops and you get a straight answer about what that means.
Newer homes
Builder-grade fixtures in the subdivisions off Franklin Boulevard and in north Hespeler wear out on a schedule. Plastic-bodied faucets, particleboard vanities, fans that were the cheapest available. Replacing them with decent mid-range parts is a one-day job that changes how the room feels more than anything short of a renovation.
Bringing your own fixtures
You can buy the vanity, faucet or toilet yourself and have it installed, or ask for it to be supplied. Either way, check the footprint of the new vanity against the old one and the rough-in of the new toilet before buying. If you send a photo and the measurements, that gets checked before anything is ordered.
Frequently asked questions
Can a handyman replace my toilet and faucet?
Yes. Both connect to existing supply lines in front of the wall and are standard handyman work, including new shut-off valves and a new wax seal. Anything that means opening the wall, moving a drain or working on the stack is a licensed plumber's job and gets referred.
Can you install a new bathroom fan?
In the same location, connected to the existing wiring point and duct, yes. If the fan needs a new circuit, a new switch or a new location with new wiring, that connection is done by a licensed electrical contractor. The ducting and the mounting can still be prepared as handyman work.
Is this a bathroom renovation?
No. This is replacing what has worn out in the layout you already have. Moving fixtures, retiling a shower, opening walls or changing the room's layout is a renovation and a different trade. We will say when your list has crossed that line.
